Homeowners often assume "project management" is a line item added to justify a higher quote, rather than genuine work. Having run enough projects both with and without proper management, we can say plainly that the difference shows up in almost every job.
Before Work Starts
- Reviewing designs and drawings against building regulations before they cause problems on site
- Sequencing every trade against a single schedule, so first-fix electrics and plumbing are booked before plastering, not overlapping with it
- Ordering long-lead materials, such as bespoke windows or structural steel, early enough that they arrive when needed rather than holding up the job
- Confirming planning conditions and building control requirements are understood by everyone involved, not just filed away
During the Build
- Being the single point of contact for the client, rather than the client fielding calls from five separate trades
- Checking work at each stage against the drawings and specification, catching issues while they are cheap to fix rather than after they are covered up
- Coordinating deliveries and site access, particularly important on tighter village and rural plots
- Managing the inevitable moment when something is discovered that was not visible during the survey, such as unexpected wiring or a drainage run that does not match the original plans, and adjusting the schedule and budget transparently rather than letting it quietly derail the project
Communicating With the Client
Good project management means the client always knows:
- What stage the project is at against the agreed schedule
- What decisions are needed from them, and by when, before those decisions become urgent
- What anything unexpected will cost and how it affects the timeline, explained honestly rather than buried in a final invoice
At Handover
- Coordinating final building control inspections and obtaining completion certificates
- Running a snagging process before the client is asked to sign off the job as finished
- Making sure warranties and guarantees for materials and workmanship are documented and handed over, not left to be chased up later
Why This Is Worth Paying For
The projects that run smoothly are rarely the ones with the cheapest trades. They are the ones where someone is responsible for the whole picture, catching problems early, keeping the schedule realistic, and being honest with the client throughout. That is what we mean when we describe ourselves as a full renovation management service rather than just a group of trades working under one name.
If you want a renovation run by someone who takes responsibility for the whole project rather than just their own trade, get in touch to discuss your plans.
