Loft Conversions in Leicester: Is Yours a Good Candidate?

A loft conversion is one of the few renovations that can add a genuine bedroom, home office or bathroom without touching your footprint or garden. It is also one of the projects homeowners ask us about most, usually alongside the same question: will my roof actually take it?

Here is what we look at before recommending a loft conversion, and what tends to catch people out.


What Makes a Loft Suitable

Not every roof space converts easily. Before we quote, we check:

  • Head height – you need at least 2.2m from floor to ceiling at the highest point once new floor joists and insulation go in
  • Roof pitch – a steeper pitch generally gives more usable head height across the space
  • Roof structure – trussed roofs (common in newer builds) need more structural work than older cut-roof constructions
  • Access – where a new staircase can go without eating into rooms you need downstairs

A survey tells us within an hour or two whether you are looking at a straightforward conversion or something that needs steels and a structural engineer involved from day one.


The Main Types of Loft Conversion

  • Rooflight conversion – no change to the roof shape, just windows fitted into the existing slope. Cheapest and quickest option where head height already works.
  • Dormer conversion – a box-shaped extension built into the roof slope, adding head height and floor space. The most common choice in Leicester's older semis and terraces.
  • Hip-to-gable conversion – extends a hipped roof out to a vertical gable end, useful on detached and semi-detached properties with a hipped roof shape.
  • Mansard conversion – the most involved option, replacing one or both roof slopes to create close to full head height across the whole space.

Planning Permission and Building Regulations

Many loft conversions fall under permitted development, meaning you do not need full planning permission, provided the extension stays within volume limits and does not extend beyond the roof plane at the front of the house. Dormers on the rear or side are usually fine under these rules; anything visible from the road, or any work on a listed building, will need a proper application.

Building regulations approval is required regardless of whether planning permission applies. This covers structural work, fire escape routes, insulation levels and staircase design. We handle the building control process as part of the job, including the LABC inspections at each stage.


What It Costs and How Long It Takes

For a typical semi-detached home in Leicester, budget for:

  • Rooflight conversion: £20,000–£30,000
  • Dormer conversion: £35,000–£50,000
  • Hip-to-gable or mansard: £45,000–£65,000+

Most conversions take between six and ten weeks on site, longer if a new bathroom is being plumbed in or the staircase needs relocating.
